Why Every Spring Should Begin with a Roof Inspection

During the Florida hurricane season, homeowners begin to worry about damage done to their property. Downed trees and power lines present emergencies that must be dealt with immediately. But what if your house weathers a storm and looks basically intact? Should you be concerned about what hidden damage hail, rain and wind may have done to, for instance, your shingled roof.

The answer is: Yes. As soon as conditions are safe, you should have an experienced roofing contractor look at your house for storm damage. Many residential insurance policies place a strict limit on the time in which a homeowner can make a claim, making a quick inspection a very time-sensitive task.

Inspecting your roof after a storm

For the do-it-yourself-er, roof inspection can be done on your own – with the proper safety equipment.  (OSHA provides extensive information on the types of tie-offs and fall-protection equipment that is integral to roof safety.  If you are unfamiliar with safety standards, a better way to look at a roof is from the ground, using binoculars. Here are some clues to possible damage:

  1. Shingles are scattered along the ground and on the roof.
  2. Metal flashing and ventilation pipes are bent, dented or missing.
  3. Granular material from the shingles accumulated in the gutters or at the end of the downspout.
  4. Missing or torn sealing strips located under the shingles. (You’ll need a ladder to see this.)
  5. Shingles are curled.

While some of this storm damage may seem trivial, eventually it can lead to more extensive roof problems and damage to the interior spaces of the home. Water damage to roof trusses and moisture damage to ceiling and walls are preventable with careful attention to the basic integrity of your roofing system.
