The Question We Get More Than Almost Any Other
A homeowner calls us after a storm. They’ve noticed a wet spot on the ceiling, or a neighbor mentioned something looked off about a section of their roof. Their first question is almost always: “Do I need to replace the whole thing, or can you just fix it?”
It’s the right question to ask. And the honest answer is that it depends on several factors, some obvious and some not. We’ve been making this assessment for Southwest Florida homeowners since 1988, and over the years we’ve developed a pretty clear sense of when a repair is the smart call and when pushing a repair any further just delays an inevitable replacement.
Here’s how we actually think through it.
Age Is the Starting Point, Not the Whole Story
The age of your roof sets the context for every other decision. A shingle roof in Florida typically performs well for 15 to 20 years. Tile roofs can go longer, though the underlayment underneath them has its own lifespan. Metal systems often exceed 40 years with proper maintenance.
If your roof is 8 years old and you have isolated storm damage, repair is almost certainly the right answer. If it’s 22 years old and showing multiple failure points, that’s a different conversation.
But age alone doesn’t tell the whole story. We’ve inspected roofs in Sarasota County that were pushing 20 years and still had solid structural integrity. We’ve also seen 12-year-old roofs that were improperly installed from the start and already failing in significant ways. The condition of the roof matters more than the calendar.
What We’re Actually Looking for During an Inspection
When we get on a roof, we’re assessing the whole system, not just the surface. Here’s a breakdown of what drives the repair vs. replacement call.
Deck condition. If the roof decking has absorbed moisture and begun to soften or rot in multiple locations, that’s a signal that water has been getting under the surface material for a while. Spot deck repairs are possible, but widespread deck damage usually means the issue has been progressing longer than a simple repair can address.
Flashing integrity. Most roof leaks we find don’t originate at the shingles themselves. They start at the flashing around chimneys, vents, skylights, and valleys. If the flashing has failed in one or two locations, that’s very repairable. If it’s corroded or improperly installed throughout, a repair is just a patch on a broader problem.
Granule loss. Shingles with significant granule loss are approaching the end of their protective life. You’ll often see this as dark streaks on the shingles or a heavy deposit of granules in your gutters. Patching a few shingles on a roof with widespread granule loss doesn’t extend the system’s life in any meaningful way.
Percentage of surface affected. This is a rough but useful benchmark. When damage or deterioration affects more than 25 to 30 percent of the roof surface, replacement usually delivers better long-term value than repair. Below that threshold, a well-executed repair can add years of life to an otherwise sound system.
The National Roofing Contractors Association recommends professional inspections at least twice per year in climate zones that experience significant weather events. Florida qualifies. Catching issues early keeps repair costs manageable and extends the time before replacement becomes necessary.
The Insurance Angle in Florida
This matters a lot in our market right now. Florida’s insurance environment has changed dramatically, and many carriers are scrutinizing roof age and condition more aggressively than they did five years ago.
We offer free hurricane roof inspections that help homeowners understand exactly what condition their roof is in and what documentation might be relevant to their insurance carrier. A Citizens Insurance Approved Roof Inspection Report, which is included in our residential maintenance program, can sometimes support conversations about premium adjustments or insurability extensions.
If your roof is approaching an age where your insurer might start asking questions, that’s worth knowing before they come to you. A proactive inspection puts you in a much better position.
When Repair Is the Smart Play
Repair makes sense when the damage is localized and the surrounding roof system is in sound condition. A few cracked or missing shingles after a storm on a roof that’s otherwise healthy. A flashing failure around a single penetration. A small section of lifted tile that hasn’t yet allowed water intrusion.
We do a lot of repairs across Charlotte County, Sarasota County, and the broader area we serve. A well-executed repair by an experienced contractor can add five or more years to a roof’s effective life. The key word is “well-executed.” A sloppy repair that doesn’t address the underlying cause is worse than doing nothing, because it creates a false sense of security.
Our repair process always includes identifying the root cause, not just patching the visible symptom. That’s how we protect our reputation across the more than 500 five-star Google reviews our customers have left us.
When Replacement Is the Honest Answer
Sometimes the most useful thing we can do for a homeowner is tell them plainly that a repair won’t solve their problem. We see this most often with older roofs that have had multiple repairs over the years and are simply running out of viable surface life.
Replacement is also the right call when a major storm has caused damage across a significant portion of the roof, when the deck has been compromised in multiple areas, or when the roofing system simply doesn’t meet current building codes and a repair wouldn’t bring it into compliance.
If replacement is the answer, we walk you through every option, from shingles to tile to metal to stone coated steel, and we help you understand the financing options available. Our roof loan calculator on our website is a good starting point for understanding what a replacement might look like on a monthly basis.
